Step 1 of 3: Services

Exterior cleaning services

Six services. One spotless property.

Every job is scoped on site, quoted flat before we start, and finished with a walkthrough.

House & Siding Soft Washing

Low-pressure soft wash that kills the algae, mildew and spider webbing at the root instead of blasting water behind your vinyl. Safe on vinyl, aluminum, brick, stucco and painted wood.

Roof Washing

Those black streaks are gloeocapsa magma — a living algae eating your shingles. We treat it with a no-pressure roof wash that meets shingle manufacturer guidelines and won't void your warranty.

Gutter Cleaning & Brightening

Hand-cleared downspouts, flushed runs, and a brightening treatment that strips the black tiger-striping off the gutter face. Critical before a Michigan winter turns a clog into an ice dam.

Concrete, Driveways & Sidewalks

Surface-cleaner passes that pull road salt, oil, rust and lichen out of the pores — no zebra striping. Walkways, patios, garage floors, curbs and parking pads. Sealing available.

Deck & Fence Cleaning

Gray, furry, slippery boards brought back to bare clean wood at a pressure that won't shred the grain. Composite, cedar, pressure-treated pine and vinyl fencing.

Deck Staining & Sealing

Clean, dry, then seal. Transparent, semi-transparent or solid stain hand-applied so the finish actually survives a Saginaw Bay freeze-thaw cycle.

Where we work

Rooted in the Saginaw Valley.

We run tight routes so a crew is never far from your driveway.

Pressure Washing in Saginaw

Saginaw Township, Thomas Township, Freeland and the whole east side — vinyl siding, brick ranches and rental duplexes.

Pressure Washing in Bay City

Bay City, Essexville, Auburn and Kawkawlin. Lakeshore homes take the worst of the algae, and we run this route weekly.

Pressure Washing in Tuscola County

Caro, Vassar, Millington, Reese and Frankenmuth. Farmhouses, pole barns and long concrete drives are our specialty.

Common questions

Everything homeowners ask us.

How much does pressure washing cost in Saginaw or Bay City?

Most single-story house washes in the Tri-Cities land between $250 and $450, driveways run $150 to $300, and deck cleaning with staining is priced per square foot after we see the wood. Every quote is flat and confirmed before we unroll a hose — you will never get a surprise invoice.

Will pressure washing damage my siding or shingles?

Not the way we do it. Siding and roofs get a soft wash: high volume, low pressure, and a cleaning solution that kills the organic growth. Only hard surfaces like concrete see real pressure. Blasting a roof with a pressure washer strips granules and voids warranties, so we never do it.

How often should a Michigan home be washed?

Once a year for most homes in the Saginaw Bay area. Our humidity, lake effect moisture and tree cover grow algae fast — north-facing walls and shaded roofs usually need it annually, while sunnier exposures can stretch to every 18 months.

Do you need to be home during the service?

No. As long as we have water access and a clear path around the property, most homeowners are at work while we wash. We text before arrival and send photos when the job is complete.

What season is best for pressure washing in Michigan?

April through October. We book fast in spring cleanup season and again in early fall before the leaves drop and the gutters fill. Deck staining needs a dry stretch, so those slots go first.

Are you licensed and insured?

Yes. Bay Line Pressure Washing operates under JTN Mobile Detailing LLC and carries general liability coverage. Certificates are available on request before we start work.

Spring and fall slots fill first.
